Project Description

Kahala Nui is a vibrant retirement community, offering luxury amenities and quality residential services within a prestigious greater Honolulu neighborhood on a 6.5-acre garden campus.

The 637,000 sq. ft. Senior Living Community (SLC) complex is composed of six buildings with condominium-type living units, a 406-stall underground parking structure, fitness center, and common areas. Of the 383 living units, 270 are independent living units and 113 are assisted care units. The Commons Building includes various specialized activity rooms, living rooms, dining rooms, kitchen, and a central utility plant. All buildings are reinforced concrete structures with post-tensioned elevated floor slabs built on spread footings. The exterior wall system is EIFS/DFS on metal studs, and the roofs are clay tile and membrane.

Nordic PCL's contract also included construction of a 40,800 sq. ft. Parish Building for the Star of the Sea Catholic Church that includes an early learning center, gym, and residences for the Priests. The building has spread footings with load bearing masonry walls with post-tensioned elevated floor slabs. The exterior wall system is EIFS/DFS on metal studs, and the roof is standing seam metal.

Prior to Nordic PCL's involvement, the client had been working with another contractor. The project had encountered budget overruns and was in jeopardy of cancellation. As a last resort, Nordic PCL was invited to see if any other options could be identified. Working diligently with the client and the design team, Nordic PCL found sufficient savings that allowed the project to proceed.
