  • Tower Exterior

    Exterior Tower painting is complete except for miscellaneous areas here and there (ie undersides of non-stacked lanais).  Exterior Window wall work is complete except at unit Lanais and any remedial panels (broken or incorrectly shaded lites).  Exterior façade cleaning has begun in earnest and is approximately 50% complete.

    Tower Interior

    L43 penthouse (delayed due to the late Owner directed changes made via CCD's 27, 27.1, 27.2, 27.3, 36, 36.1, 36.2, 38, ASI-20 and FO#04) is awaiting cabinetry material deliveries.  Penthouse completion schedule is pending from N/PCL.  A minor balance of missing cabinetry doors and drawers are still arriving and being installed per the N/PCL inventory.  Corridors (wall finishes, carpeting and light fixtures) are complete through the Tower.  Punch-lists are under way for the corridors.  Purchaser or Tenant punch-lists are 80% generated and the Purchaser punchlist crews are working through the Tower on an aggressive three-week completion schedule.

    Podium, Garage and Sitework

    Perimeter sidewalks are complete throughout the project.  Landscape work is 90% at level 1 of the Project.  Level 3 and Level 4 Pool deck landscaping is 40% complete.  Fitness and Restroom Pavilions are 90% complete.  Storefronts frames are installed and glass installation is scheduled for early March.  Flooring is to follow immediately after glass in these areas.

    Pool coping and pool plaster work is complete.    Level 4 quartzite paving is 80% complete working through the final Restroom Pavilion areas.

    Level 5 traffic coating is 70% complete starting at the North end and working south.  Level 4.5 ramp Traffic coating is complete.  Concrete Sealer work is complete at Levels 2 through 4 of the Garage.  Line painting and stall striping was completed on levels 1 through three when N/PCL received a “stop-work” notice from GCC.  CCD 50 was issued for revised parking stall numbering and striping.

    General

    TCO was successfully received February 19, 2008.  Unit closings are scheduled to start February 25, 2008 with first move-ins scheduled on 3/3/08 per A&B.

Project Description
Keola Lai is a high-end 44-story residential condominium located in a historically significant urban area close to downtown Honolulu. The building incorporates 10,000 sq. ft. of retail space at the ground floor, 500,000 sq. ft. of living area for 350 residential units, and 5 levels of parking with approximately 700 parking spaces. The structure is post-tensioned concrete with over 500 lin. ft. of shear walls per floor. The exterior skin is a window wall system incorporating slab edge covers to give an appearance of a curtainwall system. Interior finishes include stone countertops, wood cabinetry, and Frigidaire appliances.

Nordic PCL performed design-assist preconstruction services for this project. Additional sitework included just over 100,000 sq. ft. of hardscape/landscape.
